Phase I and Phase II

Environmental Site Assessments

In order to identify potential or existing environmental contamination liabilities, Environmental Site Assessments (ESA) are conducted. These assessments are usually requested as due diligence with the purchase or sale of property. Phase I ESA evaluates a parcel of commercial real estate to figure out if it is potentially contaminated by hazardous or petroleum substances.

In order to identify potential or existing environmental contamination liabilities, Environmental Site Assessments (ESA) are conducted. These assessments are usually requested as due diligence with the purchase or sale of property. Phase I ESA evaluates a parcel of commercial real estate to figure out if it is potentially contaminated by hazardous or petroleum substances.

The main purpose of this assessment is to help the buyer to make an informed decision about the property. The Phase II ESA evaluates a parcel of land’s potential contamination. This assessment can vary but it may include additional files reviews not included in Phase I, soil and ground sampling, soil vapor surveys, and asbestos or lead based paint surveys.

Bowen Environmental Services conducts all Phase I and Phase II ESAs in adherence with the requirements of the American Society for Testing and Material (ASTM) Standard Practice for Environmental Site Assessments. We can evaluate the conditions of your site and assess potential liability for any contamination.
